Lease Renewals
As with rent reviews we use our expertise tactically and professionally to ensure the best result. To this end we work with client's legal representatives to ensure that all legal and market angles are exploited to the client's benefit.
Property Management
We manage commercial property on behalf of investors and trading companies with surplus space. We undertake all day to day tasks including, rent collection, service charge collection and administration, arranging maintenance and tenant liaison.
Unlike many we do not believe that Property Management and Asset Management can be separated. We adopt a thoroughly proactive approach derived from obtaining an in depth understanding of both the client's and tenant's needs and expectations. This in depth knowledge leads, initially, to an efficient inflow of rent and ultimately to better asset management strategies and decisions.
Investment Agency
We acquire and dispose of client's investment properties. Once we have ascertained the client's requirements we will, through our extended network of industry contacts, identify suitable trading opportunities.
Commercial Property Acquisitions & Disposals
We advise trading organisations on their accommodation needs and will advise on the acquisition and disposal of business space as appropriate. We access leading data and marketing platforms to identify suitable property for acquisition be it freehold or leasehold. Once appropriate accommodation has been identified we negotiate the most favourable terms.
We advise on the best strategy for disposing of vacant space be it by negotiation with a landlord or marketing on a sole or joint agency basis. The key issue being liability limitation for the client.
